Renting Your French Property: 2026 Regulations for Short-Term Lets
Published June 28, 2026 · ConciergeService.fr
Renting your French property can generate significant income, but French regulations for short-term lets have tightened considerably in 2026. Non-compliance can result in fines up to €50,000. Our concierge service helps property owners navigate these rules and stay compliant.
1. Registration Numbers
Most major French cities now require a registration number (numéro d'enregistrement) before listing your property on platforms like Airbnb. This applies to Paris, Nice, Cannes, Strasbourg, and many smaller communes. We coordinate with your local Mairie to obtain and maintain this registration.
2. Tourist Tax (Taxe de Séjour)
All short-term rental guests must pay tourist tax. Rates vary by commune and by accommodation category (classified/unclassified). Platforms may collect it automatically, but you remain responsible for accuracy. Our team handles the calculation, collection, and quarterly declaration to your commune.
3. 120-Day Rule
If the property is your primary residence, you cannot rent it for more than 120 days per year as a short-term let. Exceeding this requires a change-of-use authorization (autorisation de changement d'usage). Second homes have different rules depending on the commune.
4. Safety and Diagnostics
- Smoke detectors are mandatory in all rental properties
- Gas and electrical safety diagnostics may be required depending on property age
- Swimming pools must meet safety standards (barriers, alarms, or covers)
- Energy Performance Certificate (DPE) is required for all rentals
5. Insurance
Standard home insurance (assurance habitation) may not cover damage caused by paying guests. You need specific propriétaire non-occupant (PNO) insurance or a policy that explicitly covers short-term rental activity. We connect you with bilingual insurance brokers who specialize in foreign-owned French properties.
