What actually matters when you buy here — beyond the postcard.

On the German border

Strasbourg sits right on the German border — Kehl and Offenburg are a short tram or drive away. Many owners here live in France and work across the Rhine, or the other way around, which changes tax residency, banking and insurance questions. We flag them early.

Old houses, real surveys

Half-timbered village houses and 19th-century town buildings are the local charm — and the local risk. Damp, timber, roofs, heating and insulation upgrades deserve a proper look before you sign, not after.

Local law is genuinely different

Bas-Rhin and Haut-Rhin keep their own droit local, including a distinct land register (livre foncier) rather than the standard French system. We make sure the paperwork you're shown is the paperwork that matters, and work with a local notaire.

City, vineyard or countryside

Do you replace the estate agent?

No — we represent you, the buyer, and can work alongside any agency. The agent works for the seller; we're on your side.

What does it cost?

A fixed service fee (see pricing) — never a percentage commission. We confirm the quote after a free call.

Can you act while I'm abroad?

Yes — remote viewings by video, and we handle everything locally in Alsace until keys-in-hand and beyond.

Which areas?

Alsace — Bas-Rhin and Haut-Rhin: Strasbourg, Colmar, Sélestat, Haguenau, Obernai, the Route des Vins villages and the Vosges foothills.

Is Alsace really different legally?

In some respects, yes. Bas-Rhin and Haut-Rhin retain elements of droit local, including the livre foncier land register. It isn't an obstacle — it just means using a notaire who works here every day, which is what we do.

What about health insurance while I'm settling in?
